MIAMI TOWNSHIP BOARD OF TRUSTEES

SPECIAL MEETING

JULY 16, 1996

The Miami Township Board of Trustees met in Special Session on Tuesday, July 16,1996 at 7:00 PM at the Miami Township Civic Center for the purpose of a Public Hearing of Zoning Cases #420 and #421.

Chairperson Joseph Uecker called the meeting to order. The Pledge of Allegiance was given. Miami Township Clerk, Eric Ferry called the roll. Joseph W. Uecker, Chairperson and Edwin Humphrey member were present. Vice Chairperson, Jean Schmidt was absent due to a family emergency.

PUBLIC HEARING CASE 420

Chairperson Uecker opened the hearing on Case #420 - Bramblewood Development. Mr. Ferry read the Legal Notice. Mr. Ferry read the Planning Staff Report recommending the approval of the 01 Zoning proposal. Mr. Ferry read the Planning Commission Report recommending the approval of Zoning Case #420. Mr. Ferry read the Rural Zoning Commission decision recommending the approval of Zoning Case #420 with conditions; The Miami Township Board of Trustees address; 1) A Traffic Impact Study. 2) A Detailed Landscape Plan 3) a Water Retention Plan and the effect it will have on adjourning property owners.

Anne McBride representing Bramblewood Development presented the Request for Zoning change proposal. She advised the Board a Traffic Impact Study has been completed and submitted to the Clermont County Engineer. Ms. McBride presented an overall Landscape Plan for the project. Ms. McBride addressed questions from the Board regarding the impact on traffic.

Adjoining Property Owners Statements:

Susan Cardinal of 1205 Woodspoint Lane was concerned about the additional traffic on Pleasant Hill Road She asked if there would be a traffic light at the turn. Ms. McBride advised her this project would not warrant a traffic signal.

Tony Cardinal of 1205 Woodspoint Lane asked about plans for drainage of the project. He was concerned there would be a block to the natural drainage of the area.

Harold Sharp of 5838 Pleasant Hill Road asked if there were any plans to develop an additional lane on Pleasant Hill Road. Mr. Uecker stated that to his knowledge there was no current plan to widen the roadway.

Phyllis Sharp of 5838 Pleasant Hill Road disputed the traffic study. She felt that the traffic problems on Pleasant Hill Road needs to be addressed with or without additional development.

There were no communications relative to the case.

There were no other statements from the audience.

Ed Humphrey made a motion to close the Public Hearing on Case #420. Joe Uecker seconded the motion. Upon roll call, all voted "AYE".

Ed Humphrey made a motion to accept the Miami Township Rural Zoning Commission’s recommendation on Case #420 with the condition that if warranted by the Clermont County Engineer, the applicant install a left turn lane. Joe Uecker seconded the motion. Upon roll call, all voted "AYE".

PUBLIC HEARING - CASE 421

Chairperson Uecker opened the Public Hearing on Case #421 - Richard Kellerman

Mr. Ferry read the legal notice. Mr. Ferry read the Planning Staff Report recommending the application for the zoning change to class "B" - Case #421 be accepted. Mr. Ferry read the Rural Zoning Commission report recommending Case #421 be accepted with conditions.

Mr. Richard Kellerman, the applicant presented his request to change his property to class "B" zoning.

There were no questions from the Board.

There were no communications relative to the case.

There were no comments.

Ed Humphrey made a motion to close the Public portion of Case #421. Joe Uecker seconded the motion. Upon roll call, all voted "AYE".

Ed Humphrey made a motion to accept the Rural Zoning Commission’s recommendation on Case #421. Joe Uecker seconded the motion. Upon roll call, all voted "AYE".

Mr. Uecker adjourned the meeting at 7:55 PM.
