The Miami Township Zoning Commission met on Thursday, December 1,
2005 and considered the following:
[Case 510] Hines Griffin.
The applicant requested to rezone 55 acres on the south side of Wards
Corner Road from
“R-1” Single Family to “B-1” Neighborhood Business and “R-PUD”
Planned Unit Development. The property
is located directly west of 413 Wards Corner Road. The applicant is
proposing three office/retail buildings
on the “B-1” property and 238 condominiums on the “R-PUD”
property. The Zoning Commission voted to
continue the case until January 5, 2006 in order to give the applicant
time to revise the plan.
The Miami Township Zoning Commission met on Thursday, November 3, 2005
and considered the following:
[Case 509] Neyer Properties,
Applicant – The applicant requested a rezoning of .5 acres from “R-1”
Single Family
Residence to “B-1” Neighborhood Business. The purpose of the
request was to make the zoning lines
correspond with the property lines. Approximately 87% of the subject
lot was zoned business and 13%
zoned residential. The applicant was proposing a retail use for the
property. After a public hearing the
Zoning Commission voted to recommend to the Board of Trustees the zone
change request be approved.

Applicant - This case was continued until the January 5, 2006 meeting
The Zoning Commission also held a worksession to discuss Township sign
regulations. No action was taken at the meeting.
The Miami Township Zoning Commission met on Thursday, October 6, 2005
and considered the following:
[Case 508] Red Pines
Properties, applicant. The applicant is requesting the rezoning of 8.7
acres from "A" Agriculture
to "R-1" Single Family for the purpose of constructing a
15-lot subdivision. The property is located on the
north side of Weber Road approximately 100 feet west of Mitchell Farm
Drive. During the public hearing,
the primary issue was storm drainage. The Zoning Commission found the
proposed zoning on the site to
be appropriate, however agreed there were problems with the site plan
that must be addressed. The
Zoning Commission recommended the zone change request be approved and
told the applicant to
address the site plan issues before the Township Trustee’s public
hearing.

The Zoning Commission set case 508 Red Pine Properties for public
hearing on October 6, 2005.
The Miami Township Zoning Commission met on Thursday, August 4, 2005
and considered the following:
The Zoning Commission held a worksession to discuss Township sign
regulations. Staff prepared a draft amendment that address signage in
retail districts, temporary signage and agriculture use signage. No
action was taken at the meeting.
The Miami Township Zoning Commission did not meet Thursday, July 7,
2005 due to a lack of agenda items.
The Miami Township Zoning Commission met on Thursday, June 2, 2005 and
considered the following:
The Zoning Commission held a worksession to discuss Township sign
regulations and Home Occupation Regulations. This was a continuation
of discussion started at the May 5th meeting. Staff will prepare
proposed amendment language for the next meeting. This discussion will
continue at the July 7, 2005 meeting. No action was taken at this
meeting.
The Miami Township Zoning Commission met on Thursday, May 5, 2005 and
considered the following:
The Zoning Commission held a worksession to discuss Township sign
regulations. This was a preliminary discussion to provide policy input
to staff. This discussion will continue at the June 2, 2005 meeting.
No action was taken at this meeting.
The Miami Township Zoning Commission did not meet on Thursday, April
7, 2005 due to a lack of agenda items.
The Miami Township Zoning Commission did not meet on Thursday, March
3, 2005 due to a lack of agenda items.
The Miami Township Zoning Commission met on Thursday, February 3, 2005
and considered and took action on the following:
[Case 507] This case is a
text amendment to the Miami Township Zoning Resolution that will
modify the Site Plan
and Building Design Standards for the B-1 and B-2 Zoning Districts.
The modifications relate to the
maximum building size in the B-1 Neighborhood Business District
(proposed 50,000 square feet) and
modifications to building design as it relates to the service side
(non-public side) of a building. After a
public hearing and some discussion, the Zoning Commission voted to
recommend the Trustees approve
the proposed text amendment.
The Miami Township Zoning Commission met on Thursday, January 6, 2005
and considered and took action on the following:
[Case 506] Applicant:
Brandicorp. The applicant is requesting two parcels, totaling 3.13
acres be rezoned from B-1
Business and R-2 single Family to B-2 General Business for the purpose
of constructing a retail center
and car wash. The property is located on SR 28 at the east terminus of
Bypass 28. After a public hearing
and some discussion the Zoning Commission recommended to the Trustees
the zone change request be
approved conditioned upon the applicant constructing any and all
improvements required by the Ohio
Department of Transportation.
Worksession: The Zoning Commission will continue its discussion on
urban design standards and sign regulation. After reviewing the latest
draft, the Zoning Commission set this as case 507 and set a public
hearing for February 3.
